A Perrysburg Listing I Did Not Get

Not even Rod Carew or Mickey Mantle batted 1000 you know . . .
The seller was referred to me.
The house was nice. The location was nice. But it had been on the market for 2 years with 2 different brokers. The prior marketing and pricing tactics were obviously not working.
The sellers motivation? They were leaving for better job opportunities in a southern state (note to our feckless leaders – just copy the tax policies of Texas or Alabama or Florida. Don’t think. Don’t legistlate. Just copy. You CANNOT do worse than you are now.) They are not in a hurry. So they have the “luxury” of time and of not pricing to the market.
I explained to them that with over 11,000 homes on the market that the buyer has the luxury of ignoring any home not priced correctly and that a mispriced home will sit and sit and sit. For YEARS if that is comprehensible. They were already living that dream – did they want to keep on waiting?
The sellers gave the usual “think it over” stall.
I gave them my recommended price. And was not surprised to see it show up on the MLS with another broker $75,000 higher.
Perhaps I will talk to them again in a year. And time will tell if I was right.
