“I Will Buy Your Home For Cash”! Really!

Who puts them up?
What is the deal?
Can it be true?
Is there really such a thing as a free lunch?
Such a deal! No time on the market. No hassle. No risk. No commission.
Here’s the real deal:
*You are going to be selling at a HUGE discount. That’s the real deal.
*The guy that buys your home is going to immediately “flip” it to someone else for more money than you got. That’s the real deal.
*The guy that buys your home is a pro. He is going to put some innocent sounding “subject to” clauses in his agreement that will let him not close now. Instead he will shop your house and then . . .
*Pitch it to other investors, try to sell it online or to out of state investors, and in a worse case scenario “sell” it on “terms” to a new buyer while you wait for 6 to 12 months.
In the last case example it gets even worse.
Many of these “Buy Your Home for Cash” guys are scammers. They get you hooked and like all good scams you end up somewhere you had no idea you were heading to.
I have seen them get control of a house and make the payments . . . . until the next buyer comes and is scammed into giving them a huge downpayment.
I have seen them get control and instead of flipping your home put a crazy tenant in on a lease purchase you are not even a party to.
I have seen them fleece, flim flam, fail to flip, and then in the end stop paying your bank/you and get the entire house foreclosed with any equity vaporized. I am handling the debris of one of these deals in Sylvania right now. You do not want to know the heartache and financial tragedy it has caused.
You need to really sell your home fast . . . you just call me. Masterful marketing, proper pricing, attractive staging, and a comprehensive plan all add up to a fast sale. Anything else should make you think.
And make you say “REALLY!?”
