More words than I am going to write.

“When is the market turning around?”

“Is it getting better in Perrysburg?”

Many questions . . . . and I continually believe that until the job market changes, nothing will change for the better in Perrysburg real estate.

The data from all the various states has been combined into an info-packed graph:

When companies are expanding, hiring, and adding employees that is when real estate will turn around.

Not until then.

To List or Not To List in December . . . .

Always asked by many of my clients and future clients and potential clients.

The trade off of showing during the holidays vs living normally.

The hassle of keeping your house “specially clean” during a busy time.

Well, unlike my guild, the NAR, I don’t always tell you “NOW IS THE TIME TO BUY!”.  Or sell.

It may be.  It may not be.

You need to be REALLY and seriously motivated to sell and move today.   You need to have a plan.  You need to know your numbers.

But . . . . and this is my caveat . . .  IF you know you are going to sell/move in Perrysburg in the next 4 to 6 months . . . you should list now.

Some reasons:

13 Reasons to List During the Holidays in November and December

1.      There is less competition for buyers.
2.      Winter prospects are more serious buyers.
3.      Your home looks better during the holidays.
4.      One of the highest percentages if “the listing sold” to “listing taken” occurs during this time of year.
5.      Expanded Home Buyer Tax Credit, for First-Time Home Buyers and Existing Home Buyers (specified criteria applies as defined by law).
6.      You may receive more money for your home now because you have less competition.
7.      Throughout the holiday season, you may restrict showings during your personal family events.
8.      Buyers have more time to look at homes during the holidays, especially during vacations.
9.      January is traditionally the biggest transfer month and you must be on the market to capture that market.
10.  By selling now you can have a delayed closing or extended occupancy until the beginning of the following year if you want it.
11.  When you sell during the winter you have an opportunity to buy during the spring, when many homes are on the market.
12.  You may have fewer actual showings, but more qualified and motivated prospects.
13.  Corporate transfers, who need to buy a home now, can’t wait until spring.

Dogs Not Wanted In Perrysburg? Poor Dogs.

Of course not.

Only mean people don’t love dogs.

But there is a glaring problem in Northwest Ohio . . . . there are NO dog parks here.

None.

Zero.

*(N.B. –  a dog park is a special area, fenced and designed for dogs to play and romp off the leash, and if you have ever watched Caesar Milan you know that dogs love to socialize and communicate with each other – which they do at the dog park)

I was talking to a transferring home buyer this week and was ashamed to tell her that we had not one single dog park in the area.  She told me Boulder CO has six of them.

I think that we can have one.

Don’t you?

A local group is trying to start/build/establish one in Perrysburg.

Interested?  Call me and I will let you know how you can help.

My idea is to put it at Woodland Park, which would eliminate the expense of land acquisition, parking, restrooms, etc (they are all in place) and then do some fund raising to pay for fencing, signage, etc.

No need to blow the budget in this economy – but Perrysburg’s Pooches deserve at least one public place to romp.

BTW, at least OUR local dog warden is not assassinating every stray dog he catches like a certain municipality to the north of us!

And also in my opinion, the more we raise the “quality of life” in Perrysburg, the more your house is worth!

So let’s build it and see if the dogs can be let out.

Perrysburg Market Stats – October 2009

From a median closed sale price of $197,000 per house sold in Perrysburg in October 2007 the median price has been slowly declining.

Last month’s median price in the 43551 was $154,000.

A 21% drop.

That’s a lot.  Not as much as Toledo has seen.  Not as much as Maumee has seen (who needs the Ding Dong anyway when your house is worth more . . . ?).

32 closed residential sides last month.

The pain is coming from the huge number of bank owned/REO listings now coming onto the market.  I just put another one in Perrysburg on the market today.

A more interesting number, at least to me, is the MSI.

That’s the “Months Supply of Inventory”.

This is what I track.

How many sellers trying to sell?

How many sellers giving up?

How many buyers fighting for the same inventory.

Note that we are at 8.5 months of inventory now, vs. 10 or 15 or more 2 years ago = a more balanced market.

Good homes are selling.   The better they look, the better they are priced – the better they sell.
