Great Reasons to Own Real Estate In Perrysburg. Part 4 – Zingo’s.

One hesitates, sometimes, to tell others about a great local restaurant.

I might help to make it become even more crowded.

But who am I to not tell the truth?

Perrysburg is a great place to live – and to go out for a quick lunch or dinner.   And one of the best little hidden restaurants is Zingo’s in downtown Perrysburg.   They have a website.

But more importantly they have good, honest food.

Made fresh – prepared on site – and the owner is the chef and the quality of the food is incredibly great.

The wife and I like the hummus.   The chicken tawook is excellent.  Great prices/staff/value/etc.  And if you live up town you can walk or bike over.

I go for the “Mediteranean” food.

Others I understand, like my daughter Hannah and her friend Kira go for the smoothies.

Escrowed? Trust BUT Verify . . .

With all the carnage in the mortgage origination and banking industry – it is hard to imagine it NOT spilling over into the mortgage servicing industry.

Thus – thousands of Illinois home owners are receiving delinquency notices today from their local counties for NOT paying taxes.

They did pay them – to their mortgage servicing company.

It will all be “resolved” and “worked out”.

We can hope.

President Ronald Reagan said it – “Trust but verify”.  It behooves every Perrysburg homeowner today to be fully engaged.  Make sure your insurance and taxes are paid by your mortgage services provider.

Five Star REO Wrap Up

I will not sugar coat it. REO is a huge business opportunity and a huge American tragedy.

Hundreds of thousands of REO’s are coming. The main issue is will it be a firehouse or a more manageable stream. I don’t know. No one does.

I can tell you this: the financial institutions, banks, and their owners are planning to monetize and securitize the various and sundry loan deficiencies, liens, contigent obligations, and busted walked away from loans. They are going to come after everyone they can. “TANSTAAFL” means there ain’t no such thing as a free lunch. And they mean to collect.

Live From Five Star REO Conference – Wrap Up Day 1

This REO-focused meeting used to be held at the Loes Anatole in Dallas.

Not a small hotel – a fair sized convention venue.

Today?

It has taken over the Ft. Worth Convention Center – a large place.

This class was in the Omni Hotel across the street from the Convention Center.

Any reasonable appraisal of the state of the US real estate market would take the size of this meeting into account. The national real estate market is now REO-focused.   And expanding.

CEO of Safeguard Properties was the main award winner thanks to his efforts to clean up blighted inner city Cleveland.

Gala and REO normally don’t go together. But American capitalism is a strange and powerful force.

Sex/Smut/Porno Shop Pulls Putrid Permit Plea

Of course they did.

Because some people cared.

Because some light was shined on their activities.

Because of good and engaged public servants.

FYI:  The Township even sent a secret agent up to Detroit to videotape their store there to put the lie to their claims of being a simple, normal retailer.

So, no need to go to the BZA hearing now.  Stay posted for further updates – and if they try to open anywhere in Perrysburg, I will let you know.

Median Asking Price: $215,000

Pending Sales
# Pending: 40
Average Days on the Market: 117
Median Asking Price: $182,900

Closed Sales – August 2009
# Closed: 43
Average Days on the Market: 87
Median Sales Price: $159,000
Months Supply of Inventory: 6.4

My take:  We have just seen the beginnings of the return to normalcy.  What?  Normal Summer sales increases.   I will take that.   Prices are still dropping.  And the market is still very, very price sensitive.

Notice how well priced homes sell much quicker . . .

Welcome back – seasonality.  I have missed you for the past 6 or 7 years.    What is unknown is the effects (most likely bad) of the $8k home buyer tax credit on this market and the continuing effects of more and more lender owned inventory coming on line, and the effects of the the incredibly inept leaders we have on jobs and exports.

But NONE of that is in either my control or purview- I just sell houses in Perrysburg.

You have got to be kidding me.   This is EXACTLY what the Perrysburg City Council and Perrysburg Township Trustees have “SOB” ordinances for.  Link here . . .

But maybe some people can’t read the law.

Because someone is trying to put an adult “novelty” store, with pornographic videos, visiting porn “actresses” and all of the other accouterments right in Perrysburg Township adjacent to Oakmont Subdivision.

Lovely.

Charming.

I am all for freedom and business – being a Libertarian-minded capitalist business owner.   But we have this little OVERLAY in our lives in Perrysburg called . . . . zoning.

Why do we have zoning?  So that if I live in Oakmont or in Perrysburg, some out of town sleazebag who lives somewhere else with BETTER zoning does not destroy my property values.

Adam & Eve? In Perrysburg?  Right.

This store will brings, according to the Supreme Court, the following potential blessings to Perrysburg:

a. Decline of character of a community’s neighborhoods and quality of life.
b. Increase of crime (e.g., prostitution, drug sales).
c. Spread of disease, particularly sexually transmitted diseases.
d. Degeneration of the social and moral order.
e. Harm to children.

Here is a picture or two of an Adam & Eve franchise in suburban Detroit.    They encouraged, in a contest, their customers to disrobe and dance in their underwear outside the store.   That will be fun for your kids to see on Oakmead Dr. as you are going to Little League or 4H.    They bring their own “adult movie” “actresses” to their stores.   I wonder what that crowd looks like!  (You have to use a lot of “QUOTE” marks when writing about “adult” “businesses” and their “effects” on our communities.)

Perrysburg Township has already DENIED their zoning request.

But the fine, nameless, anonymous (cowardly?) franchisee is appealing.

You can make your voice heard.
